2023 Assessments

In early December, you should have received a copy of the 2023 budget. You can also find a copy under "Documents" at the top of this page. The monthly assessment has increased to $190.

Insurance Company Change - Effective April 23, 2023

The Association's building insurance, general liability and D&O insurance was renewed with Greater New York Insurance through the Smith Insurance Agency effective April 23, 2023. If you need a certificate of insurance, you can order one directly on their website. Please visit www.smithinsurance.com.

TRASH REMOVAL - REPUBLIC SERVICES

Trash and recycling is picked up on Mondays. The company will remove one bulk item free of charge per unit per month. You MUST call Republic at 215-723-0400. They will not take electronics of any kind, i.e. televisions, radios, computers, printers etc. You can find the holiday trash collection schedule for under the Association Documents tab.

Deck Maintenance

If you have a deck please remember it is the homeowners responsibility to maintain, repair and replace this deck. It is important to stain/water seal the deck as required to maintain beauty of the wood and its structural integrity. Please be considerate of your neighbors when staining your deck. Please notify the neighbors below so that proper steps can be taken to protect the patio and furniture under your deck from drips or spills during the staining process. It is a good idea to have the deck inspected by a professional every so often to ensure it is in a safe condition and will provide you use for years to come. Do not wait until it is too late to take care of it. Before replacing or staining, it is best to check with the property manager to ensure you are approved for the colors and materials you intend to use. Check the Rules & Regulations for approved stain color s and approved composite decking color.

Parking

Please ensure you and your guests are only parking in your numbered spot or the un-numbered overflow spots. Signs have been posted in the community advising that cars can be towed at owner's expense if they are found to be parking in reserved spots. Please ensure your friends and guests are aware of this. Also be reminded un-inspected vehicles, vehicles that are inoperable/safety hazard, uninspected, unregistered, boats, jetski, trailers (regardless of size) are not permitted to be parked on association grounds. If a brief temporary stay is needed please contact the property manager to discuss the situation. If violations occur, these vehicles may be towed at owners expense.

Dog Waste and Leashing of Dogs

Please ensure if you own a dog that you are picking up after them and that they are on leash when outside. Dog waste stations are now in a few areas of the community to help with making it easier for some to clean up after their dog. Please only dispose of the bagged dog waste in these bins, they are not trash cans.

Heat Pump Maintenance

We want to remind you that it is a good idea to have your Heat Pump units checked and serviced at least once a year. One of the areas that has recently caused problems in a unit was the condensation line. If this line is not cleaned or becomes clogged over time water can begin to leak can using damage to yours or others property.
