  • Roof Replacement - Buildings A-K

    The Meadows at Walnut Bank Farm Board of Directors has contracted with Nemath Building Services to replace the roofs on Buildings A-K (Horseshoe Drive, Wagon Wheel Road and Wrangler Court) in the community. Enclosed is a letter from Nemath detailing what you can expect during the project. The project is scheduled to begin June 14, 2021 take approximately 10-12 weeks, however TIMING IS DEPENDENT ON THE WEATHER.

    Parents please ensure that your children keep their distance from dumpsters, building materials and all active work zones etc. These are not play areas.

    We look forward to the project beginning and appreciate your patience with this process.

    Roof Replacement Project

    This letter is to notify you that on or about June 14th our company, will be replacing the roofs on Buildings A-K between the hours of 8:00 AM and 7:00 PM - 8:00 PM

    Please note that some machinery that will be used that can will be loud and cause vibrations. You may want to make other arrangements if you have sound sensitive pets. Also, you may want to remove any valuables from the walls until the work has been completed. We ask that you remove any personal items from your decks and patios and remove all screens from windows and doors.

    Due to the nature of the roofing replacement and possible plywood nail pops may occur on ceiling areas. Any light fixtures that are loose need to be tightened or removed as we will not be responsible for fallen globes, etc.

    Dumpsters will be placed on the job site to remove the job-related debris; therefore, there may be some parking restrictions as a result. We ask that you have all cars removed from the in front of your building by 7:00 AM on the days work is being performed.

    Please avoid any debris that may be located on the premises as you come and go from your homes. We will clean up any debris before leaving the jobsite each day.

    If there is inclement weather, work will be postponed for that day, and will resume the following day as long as the weather allows.

  • 2021 Assessments

    In early December, you should have received a copy of the 2021 budget. You can also find a copy under "Documents" at the top of this page. The monthly assessment has increased to $174.

  • Insurance Company Change - Effective April 23, 2021

    The Association's building insurance, general liability and D&O insurance was placed with MiddleOak Insurance through the Smith Insurance Agency effective April 23, 2021. If you need a certificate of insurance, you can order one directly on their website. Please visit www.smithinsurance.com.

  • TRASH REMOVAL - REPUBLIC SERVICES

    Trash days are Mondays and Thursdays. Recycling is picked up on Mondays. The company will remove one bulk item free of charge per unit per month. You MUST call Republic at 215-723-0400. They will not take electronics of any kind, i.e. televisions, radios, computers, printers etc.

  • Deck Maintenance

    If you have a wooden deck please remember it is the home owners responsibility to maintain, repair and replace this deck. It is important to stain/water seal the deck as required to maintain beauty of the wood and its structural integrity. Please be considerate of your neighbors when staining your deck. Please notify the neighbors below so that proper steps can be taken to protect the patio and furniture under your deck from drips or spills during the staining process. It is a good idea to have the deck inspected by a professional every so often to ensure it is in a safe condition and
    will provide you use for years to come. Do not wait until it is to late to take care of it. Before replacing or staining, it is best to check with
    the property manager to ensure you are approved for the colors and materials you intend to use. Check the Rules & Regulations for approved stain color
    s and approved treks composite decking color. These colors are set and must be used by anyone staining or replacing after 9/15/2009.

  • Parking

    Please ensure you and your guests are only parking in your numbered spot or the un-numbered overflow spots. Signs have been posted in the community advising that cars can be towed at owners expense if they are found to be parking in reserved spots. Please ensure your friends and guests are aware of this.

    Also be reminded un-inspected vehicles, vehicles that are inoperable/safety hazard, boats, jetski, trailers regardless of size are not permitted to be parked on association grounds. If a brief temporary stay is needed please contact the property manager to discuss the situation. If violations occur these vehicles will be towed at owners expense.

    Handicap Parking - If you are someone who needs a handicap spot or has special parking needs, please feel free to contact the Property Manager Leslie Payne 215-343-1550, and she will

  • Dog Waste and Leashing of Dogs

    Please ensure if you own a dog that you are picking up after them and that they are on leash when outside. Dog waste stations are now in a few areas of the community to help with making it easier for some to clean up after their dog. Please only dispose of the bagged dog waste in these bins, they are not trash cans.

  • Heat Pump Maintenance

    We want to remind you that it is a good idea to have your Heat Pump units checked and serviced at least once a year. One of the areas that has recently caused problems in a unit was the condensation line. If this line is not cleaned or becomes clogged over time water can begin to leak can using damage to yours or others property.
